Water off fast, the leak located before anything is opened, and the finding documented. In a terrace that last part matters, because a party wall makes it your neighbour's problem too.

Three things, and the first two are consequences of how old this housing is.
The original pipework in these terraces is lead-jointed cast iron and early copper, laid when the houses went up from the 1860s onwards and added to steadily since. Copper fails in pinholes that seep quietly inside a wall. Cast iron corrodes through from the inside. Neither announces itself, which is why the first sign is usually a stain, a smell or a bill rather than water on the floor.
The second is the party wall. In a freestanding house a leak is a private problem. In a terrace, shared masonry carries water sideways, so a failure on your side surfaces on theirs, or the reverse. Establishing whose pipework actually failed is not a technicality here, it is the difference between two insurers and one.
The third is the slope. Water escaping underground on a steep block travels downhill before it appears, so the wet patch is frequently nowhere near the fault. Digging where the water shows is how people spend a lot of money finding nothing.

Call and we will talk you through the meter while the van is moving. In a terrace, knowing where yours is before you need it is worth five minutes on a quiet afternoon.
Shared masonry does not respect the boundary on the title. Water entering a party wall moves through the mortar in whatever direction gravity allows, so damp appearing on your side can easily originate on theirs.
Thermal imaging and a moisture meter map the wet area without anyone opening a wall, and that map usually makes the source obvious. Get it in writing. Two insurers and two owners resolve things far faster with evidence than with recollection.
Housing from the 1860s onwards has original cast iron and, later, copper. Cast iron corrodes inward until it perforates, typically low down where it has spent a century wet. Copper fails in pinholes, and a pinhole inside a cavity can run for months.
Falling pressure over a few years, a recurring stain, or a bill drifting up without a change in habits are all worth acting on. Replacing a failing run on a schedule is a known price. Replacing it after it lets go is the same job plus the damage.
These streets climb hard from the water. Mains pressure falls as you go up and rises as you come down, so two properties on the same main can genuinely have different pressure.
That is why a pressure complaint here is worth measuring rather than diagnosing by ear. Genuinely low supply pressure and a corroded or partially blocked service line feel identical at the tap and have completely different fixes, and only one is worth paying to correct.
Water escaping under pressure underground follows the ground down before it surfaces. On gradients like these it can emerge many metres below and to one side of the actual failure.
So exploratory digging where the water shows is a good way to open a hole and learn nothing. Acoustic listening follows the sound along the pipe itself, which is what actually finds it, and on this housing that matters even more because there is often nowhere to bring a machine anyway.
For all the century-old pipework, the thing most likely to flood a room today is a braided flexi hose under a vanity, and they have a service life of about a decade.
In a terrace that water goes through floorboards to whatever is below, and possibly through the party wall. Check the crimp date, look for rust spots or broken strands, and replace anything ten years old. It is the cheapest insurance in the house.
Quoted before we start. Indicative 2026 Sydney ranges. Access moves the figure here more than the repair does, because a terrace has no route to the rear but through the house.
Waived when you book through this site. Booked another way it is up to $180.
Acoustic and thermal to position it before anything is opened up.
Isolated, contained and repaired where the failure is accessible.
Priced on length and access. In a terrace, access is most of the number.
The market rate for nights and weekends. Told to you before we come out.

The meter, and in a terrace that is often in a shared front recess. We talk you through finding it before anything else happens.

Water off and the escape contained before any diagnosis starts. If a party wall is involved, the neighbour gets told early rather than later.

Acoustic along the line, thermal through walls. On a slope the wet patch is not the leak, so following the pipe is the only reliable method.

Fixed figure approved first. What failed and where goes into writing with photographs, which is what any neighbour or insurer will ask for.
If it is a party wall, do not start opening it. Thermal imaging will show where the water actually is, and that answer decides whose repair it is.

What North Sydney locals ask us before booking a plumber.
Ask us yours
Turn the water off at the meter, usually at the front boundary, clockwise until it stops. In a terrace the meter is often in a shared front garden or a recess, so it is worth knowing where yours is before you need it at 2am. If water is near a light fitting or the switchboard, kill the power first. Then open the lowest tap in the house to drain pressure out of the pipework rather than into a ceiling. In a terrace, tell your neighbour early: a party wall means their problem starts about a minute after yours.
That happens constantly in terraces and it is worth resolving properly rather than guessing. A party wall is shared masonry, and water tracks through it in whichever direction gravity and the mortar allow. Thermal imaging and a moisture meter map where the water actually is without anyone opening a wall, and that is usually enough to tell whose pipework is at fault. We put the finding in writing, because it is a far easier conversation with a neighbour when there is evidence.
In housing this age there was usually warning. The terraces here date from the 1860s onwards, and the original runs are lead-jointed cast iron and early copper. Copper develops pinholes, which seep for months in a wall cavity before anything surfaces. Cast iron corrodes through from the inside. The tells are pressure that has fallen over a few years, a stain that dries and returns, and a bill drifting upward without a change in habits.
Elevation does that, and on these gradients it happens over a surprisingly short distance. Mains pressure drops as you climb and rises as you descend, so two houses on the same main a hundred metres apart can genuinely differ. The useful thing is to measure it rather than assume, because the fix for genuinely low supply pressure is completely different to the fix for a partially blocked or corroded service line, and only one of those is worth spending money on.
On a slope, water that escapes underground travels downhill before it surfaces, so the visible wet patch is very often well below and away from the actual leak. That is exactly why exploratory digging on a steep block is a poor idea: you can excavate the wet spot and find nothing wrong there at all. Acoustic listening tracks the sound of escaping water along the line itself, which is what actually locates it.
Turn every tap and appliance off and watch the meter. If the dial is still moving, water is going somewhere it should not, and that settles it in ten minutes. Sydney Water has a concealed leak allowance in some circumstances and it needs the repair documented, so keep the paperwork we give you.
Usually the damage is and the pipe itself usually is not. Most policies cover water damage to the building and contents from a sudden burst, exclude the cost of repairing the failed pipe, and exclude damage from a leak that has been seeping gradually. In a terrace there may also be a neighbour's insurer involved, which makes documenting where the failure actually was more important here than almost anywhere. We photograph it as a matter of course.
Tell us whether it is a terrace and where the water is showing. On shared walls and steep blocks, where it shows and where it comes from are usually different places.
Fixed price agreed before the repair starts, and the finding documented for you, the neighbour and the insurer.
