## Local knowledge (North Sydney specifics)
- The defining constraint is access, not ground. The land here was subdivided for Victorian terraces from the 1860s onwards, with the first Kirribilli land grants in the 1790s. A terrace has party walls on both sides and no side path, so every tool, hose and replacement hot water unit must come through the front door and down the hallway.
